Listing Presentation Training in Sarasota
The short answer
A listing presentation is the meeting where a seller decides whether to hire you. Strong presentations come from preparation, a clear pricing case, a specific marketing plan and honest answers about fees and timing. At Medway Realty, listing presentation training is part of the Sales pillar of our real estate agent coaching, and coaching is included on every plan at zero cost. It is available to every agent and never required.
Why the listing presentation matters in your first year
- According to NAR’s 2025 Profile of Home Buyers and Sellers, 91% of sellers sold with the help of an agent, and only 5% sold on their own – a record low.
- Most sellers contact only one agent before hiring – about 8 in 10, per the same report. Often your presentation is the only one they hear.
- Sellers ranked three things highest: help marketing the home to buyers, pricing it competitively and selling within their timeframe. Your presentation should answer all three directly.
- Agents with two years or less of experience had a median of 2 transaction sides in NAR’s 2026 Member Profile. Every listing appointment counts.
What to prepare before the appointment
- Pull the public record and any prior listing history for the property.
- Build a comparative market analysis (CMA) with active, pending and sold comparables, and be ready to explain your adjustments.
- Drive the neighborhood and the comparables you plan to use.
- Ask a few questions before the meeting: why they are selling, their timeline, where they are moving, what they expect on price and who else is part of the decision.
- Have your brokerage’s listing agreement and disclosure forms ready to review.
- In Sarasota, be ready for questions about condo or HOA documents, insurance and flood zones, and timing around seasonal demand. Answer what you know and check what you don’t.
A 6-step listing presentation structure
- Confirm goals and timeline. Start by listening, not presenting.
- Walk the home with the seller and note condition and prep items.
- Present the pricing case: comparables, a price range, your recommended list price and what overpricing usually costs.
- Show the marketing plan: photography, the listing description, MLS exposure, showings, open houses and how you follow up with buyers and agents.
- Explain fees, buyer-agent compensation options and the listing agreement terms in plain language.
- Ask for the listing and agree on next steps: paperwork, prep, photo date and go-live date.
How to have the pricing conversation
Lead with data, not opinion. Show the range the comparables support, explain where the home fits and recommend a price you can defend. Never win a listing with a price you can’t support – it usually leads to long days on market and price reductions later. Agree in writing on when you will review price and showing feedback together.
The buyer-agent compensation conversation
Since August 17, 2024, offers of compensation to buyer agents can’t be shown on the MLS. Whether to offer buyer-agent compensation is the seller’s decision, and commissions are negotiable. Walk through the options using your brokerage’s forms, and ask your broker how Florida rules and your MLS apply before the appointment.
Common listing presentation mistakes
- Talking about yourself instead of the seller’s goals.
- Overpricing to win the listing.
- A generic marketing plan that could fit any home.
- Dodging questions about fees or compensation.
- Never actually asking for the listing.
- No follow-up plan when the seller wants to think it over.
