Listing Presentation Training in Sarasota

The short answer

A listing presentation is the meeting where a seller decides whether to hire you. Strong presentations come from preparation, a clear pricing case, a specific marketing plan and honest answers about fees and timing. At Medway Realty, listing presentation training is part of the Sales pillar of our real estate agent coaching, and coaching is included on every plan at zero cost. It is available to every agent and never required.

Why the listing presentation matters in your first year

What to prepare before the appointment

A 6-step listing presentation structure

  1. Confirm goals and timeline. Start by listening, not presenting.
  2. Walk the home with the seller and note condition and prep items.
  3. Present the pricing case: comparables, a price range, your recommended list price and what overpricing usually costs.
  4. Show the marketing plan: photography, the listing description, MLS exposure, showings, open houses and how you follow up with buyers and agents.
  5. Explain fees, buyer-agent compensation options and the listing agreement terms in plain language.
  6. Ask for the listing and agree on next steps: paperwork, prep, photo date and go-live date.

How to have the pricing conversation

Lead with data, not opinion. Show the range the comparables support, explain where the home fits and recommend a price you can defend. Never win a listing with a price you can’t support – it usually leads to long days on market and price reductions later. Agree in writing on when you will review price and showing feedback together.

The buyer-agent compensation conversation

Since August 17, 2024, offers of compensation to buyer agents can’t be shown on the MLS. Whether to offer buyer-agent compensation is the seller’s decision, and commissions are negotiable. Walk through the options using your brokerage’s forms, and ask your broker how Florida rules and your MLS apply before the appointment.

Frequently asked questions

What is a listing presentation?

It is the meeting where you show a seller how you will price, prepare and market their home, explain the terms and ask to be hired as their listing agent.

Do I need a CMA for every listing presentation?

Yes. A comparative market analysis is the basis of your pricing case. Without one, price becomes your opinion against the seller’s.

What if the seller wants a higher price than the comparables support?

Show the data, explain what overpricing usually costs in time and price reductions, and agree in writing on when you will review price together. Don’t take a listing at a price you can’t defend.

Do I have to discuss buyer-agent compensation?

Yes, sellers should understand their options. Offers can’t be shown on the MLS since August 17, 2024, the decision is the seller’s and commissions are negotiable. Use your brokerage’s forms and ask your broker about Florida and MLS rules.

Does Medway Realty offer listing presentation training for new agents?

Yes. It is part of the coaching included on every plan at zero cost, available to every agent and never required. Team Medway Realty agents also get the broker on appointments and additional one-on-one and small group sessions.
